Our Carpet Cleaning Process
Seven steps. Truck-mounted equipment. Pre-treatment before extraction. A final walk-through with you before we leave. Here’s exactly how we clean — no mystery, no upsells at the door.
Most Carpet Cleaning Problems Come from Skipped Steps
Carpets that look clean but smell like pet within a week. Carpets that re-soil faster after cleaning than before. Spots that come back once the carpet dries. These aren’t inevitable — they’re the result of skipping pre-vacuum, applying the wrong pre-treatment, cleaning at too-low temperatures, or not allowing adequate dwell time before extraction.
Every step in our process exists to prevent a specific failure mode. We follow all seven every time — on a studio apartment the same as a 4,000 sq ft home.
The 7-Step Cleaning Process
Quote Confirmation & Walk-Through
Before we touch anything, we walk every room with you. We identify stains, high-traffic zones, pet-affected areas, and anything that needs special pre-treatment. This is when we confirm the exact price — not a range, not an estimate — based on what we actually see.
If there’s something we can’t fix (bleach damage, permanent dye stains, structural fiber damage), we tell you now — before we charge you for cleaning an unfixable area.
No surprises after we start.Pre-Vacuum
We vacuum every area before we apply any moisture. This step removes dry soil, pet hair, and loose particulate from the carpet face and upper pile. If you skip pre-vacuum and go straight to wet extraction, loose soil mixes with the cleaning solution and re-deposits as the carpet dries — leaving a residue that attracts new soil faster than the original dirty carpet.
We use a commercial HEPA-filtered vacuum with sufficient suction to pull soil from the base of the pile, not just the surface.
Pre-Treatment & Spot Work
This is the step most discount services skip — and it’s the one that makes the biggest difference in results. Different soils need different pre-treatment chemistry:
Pet urine: Enzyme solution applied and allowed to dwell for 8–12 minutes before extraction. The enzyme breaks down uric acid crystals at the molecular level — without dwell time, it doesn’t work.
Wildfire smoke: Alkaline pre-spray neutralizes the acidic smoke compounds in the fiber before extraction pulls them out.
Red clay / iron soil: Targeted release agent pre-spray to break the clay bond from the fiber.
General soil: pH-balanced traffic lane pre-spray applied 5–8 minutes before extraction.
Hot Water Extraction
Truck-mounted hot water extraction — not portable equipment. Our truck-mounted unit heats water to the temperature range required for effective extraction: hot enough to break down soil bonds and kill bacteria, with enough vacuum pressure to recover 95%+ of the moisture immediately.
Portable extraction units, which many “carpet cleaning” operations use, cannot reach these temperatures or maintain consistent vacuum pressure throughout a job. Truck-mounted systems are the industry standard for professional results — it’s what the IICRC recommends for residential carpet cleaning.
We run a systematic overlapping extraction pattern across every area — no strips missed, no corners skipped.
Temperature and pressure are what separate hot water extraction from steam cleaning myths.Post-Spot Treatment
After the main extraction pass, we go back to every pre-treated stain and check the result. Anything that didn’t fully release gets a second targeted application — a different chemistry or a focused extraction head specifically designed for deep stain work.
Stubborn stains from wine, coffee, rust, or oxidized pet urine get additional attention here. We don’t pack up when the main pass is done — we check the work first.
Grooming & Drying Setup
We groom the carpet pile in a uniform direction using a carpet rake. This does three things: it speeds drying by opening the pile to airflow, restores the carpet’s texture and appearance, and prevents pile matting as the carpet dries.
We place protective tabs (furniture coasters) under any furniture legs that need to go back on damp carpet. We advise you on optimal airflow — which windows to open, whether to run fans or HVAC — and give you a realistic dry time estimate based on the carpet type, moisture level, and current conditions.
Final Walk-Through With You
You walk every cleaned area with us before we load the truck. If you see anything that doesn’t meet your expectation, we address it before we leave. We don’t consider the job done until you do.
We send your receipt digitally the same day — useful for deposit documentation, landlord verification, or warranty tracking.
The job isn’t done until you approve it.Truck-Mounted — Why It Matters
The equipment difference between truck-mounted and portable extraction is significant. Here’s what it means for your results.
Water Temperature
Truck-mounted units maintain water temperature in the range required for effective extraction throughout the job. Portable units often drop below effective temperature after the first room, reducing cleaning effectiveness significantly on larger homes.
Vacuum Pressure
Our truck-mounted system maintains consistent high-vacuum pressure from start to finish. Higher pressure means more moisture recovery — your carpets dry faster and there’s less risk of backing saturation or mold in humid conditions.
Continuous Fresh Water
Truck-mounted systems draw from a large clean water tank. Portable units often recirculate water, meaning the cleaning solution becomes progressively dirtier during the job. We’re always cleaning with fresh water.
Waste Water Containment
All extracted dirty water goes directly into our truck’s waste tank — not into your home’s drains. This means zero risk of backing up drains with carpet-extracted debris.
HEPA Pre-Vacuum
Our commercial pre-vacuum uses HEPA-level filtration to capture allergens, pollen, and fine particulate removed during the pre-vacuum stage rather than recirculating them back into the air.
Specialty Tools
Rotating extraction heads for deep stain work. Corner tools for baseboard areas. Upholstery attachments. Area rug tools. Everything needed for the full job comes on the truck.
Truck-Mounted vs Portable — Side by Side
| Factor | Truck-Mounted (Us) | Portable Unit |
|---|---|---|
| Water temperature | Consistent high temp throughout | Drops as job progresses |
| Vacuum pressure | Consistent high pressure | Lower, inconsistent |
| Moisture recovery | 95%+ recovery, faster dry time | Lower recovery, longer dry time |
| Cleaning solution | Fresh water throughout | Often recirculated |
| Waste water | Contained in truck tank | Into home drains |
| Pet odor removal | Effective with enzyme pre-treat | Surface-level results |
| Smoke residue removal | Effective at correct temp | Inadequate for deep residue |
| IICRC recommendation | Recommended method | Not for primary residential |
Problem-Specific Processes
Standard hot water extraction handles most residential carpet cleaning. These specialty processes handle the problems that standard extraction alone can’t solve.
Pet Urine Enzyme Treatment
Urine crystals in carpet backing require enzyme solution with adequate dwell time before extraction. Without the enzyme, the crystals remain in the backing and off-gas as humidity changes. We apply enzyme pre-spray, allow 8–12 minutes dwell, then extract.
Full pet odor process →Wildfire Smoke Residue
PM2.5 smoke particles bind acidically to carpet fiber. Alkaline pre-spray neutralizes the bond before extraction. Applied 5–8 minutes before the main extraction pass across smoke-affected areas. Effective for Almeda-era and annual fire season exposure.
Smoke removal guide →Allergy Reduction Protocol
Pre-vacuum with HEPA filtration, allergen pre-spray (neutralizes dust mite proteins), hot water extraction at full temperature, followed by optional anti-allergen treatment on the clean fiber. Recommended for households with documented allergy or asthma concerns.
Allergy cleaning →Red Clay & Iron Soil
Rogue Valley red clay from Table Rocks trails and Rogue River bottomlands requires an iron-releasing pre-spray before extraction. Applied first, allowed to dwell, then extracted. Prevents the clay from spreading horizontally during the wet extraction pass.
Jackson County coverage →Move-Out Deep Clean
Full 7-step process with extra attention to traffic lanes, entry areas, and any visible staining. Treated to deposit-standard. Receipt issued same day with time-stamp for property manager documentation. Available same-day for most Medford and Jackson County properties.
Move-out cleaning →Area Rug & Upholstery
Area rugs are fiber-tested before cleaning method is selected — wool, cotton, and natural fibers need different pH and temperature settings than synthetic. Upholstery uses lower-moisture extraction tools designed for fabric depth and drying speed.
Upholstery cleaning →Process Questions — Answered
How long does carpet cleaning take?
A 2-bedroom home typically takes 1.5–2.5 hours from arrival to packed-up-and-gone. Larger homes or jobs with heavy pet treatment add time. We give you a realistic estimate when you book based on the number of rooms and any known problem areas.
How long until carpets are dry?
Typically 4–6 hours with normal airflow (open windows, ceiling fan running). In summer Southern Oregon heat it can be as little as 2–3 hours. In humid winter conditions it can take up to 8 hours. We tell you exactly what to expect before we leave and advise on airflow setup.
Do I need to move furniture before you arrive?
Move small items — lamps, chairs, small tables, toys — off the carpet before we arrive. We move larger pieces (sofas, beds) as part of the job at no extra charge and replace them with protective coasters when we’re done.
Why do you pre-vacuum before wet cleaning?
Dry soil removed before wet extraction prevents the soil from mixing with cleaning solution and re-depositing in the fiber as the carpet dries. Carpets cleaned without pre-vacuum re-soil faster because residue left from the cleaning process attracts new soil.
What if a stain doesn’t come out?
We tell you before we clean whether a stain is likely permanent based on its type and age. If something doesn’t respond during cleaning, we show you the result and explain why — bleach damage, permanent dye staining, and oxidized pet urine that has been in the backing for years can be beyond what extraction can fully remove. You’re not charged for results that weren’t achievable.
Is hot water extraction safe for all carpet types?
Hot water extraction is safe for most residential carpet types including nylon, polyester, olefin, and cut pile. We test wool and natural fiber rugs before cleaning and adjust temperature and chemistry accordingly. Certain specialty rugs are better cleaned differently — we’ll tell you if your rug falls into that category before we start.
